The Planning Application process typically takes around 8 weeks from submission to decision. Your application may take longer if: –
- You live within the Cairngorms National Park and your application is called in by the park authority. In this instance your application will be determined by them and not the Local Authority.
- You live in a conservation area or in a listed building.
- Letters of objection (usually from neighbours) are received by the Planning Dept.
- Further exploratory work or reports are required to enable the Planning Dept. to reach a decision. A few examples might be where the site is in an area vulnerable to flooding, on land possibly contaminated from previous use or involves buildings possibly inhabited by protected species, such as bats. The preparation of these reports, if required, will obviously attract an additional cost.
